Resolving Settling Issues with Foundation Repair in McKinney
Natural forces and the passage of time can cause settling in our homes. You can think of it as a really slow version of quicksand. It takes a lot of time for a house to settle, but when it does, the effects can get in the way of our regular activities.
Maybe you’ve noticed the signs, but you’re not quite sure what they are or why they’re there. Let’s make a checklist and see if your house has the most common settling symptoms!
As settling can cause your house to misalign from its original position, your doors, windows, and other connected hinges will also misalign and lose their tightness from their frame position. You might have to worry if they’ve come loose or have become too difficult to swing.
Aside from that, the most obvious of all signs have something to do with the walls. If you see cracks here and there with no obvious causes, it’s definitely something worth noting. You might even start seeing gaps between your walls and window frames, a serious sign that settling has started to affect your home’s sturdiness.
The floor isn’t safe from the effects of settling either. Settling can make it unlevel, which becomes more and more noticeable as time passes by.
If you suspect your home is starting to settle, it’s always best to do a quick review to see if it’s exhibiting any of these common signs. When in doubt, it’s always best to call for a professional to handle the job for you, just like this homeowner we recently helped out in McKinney, Texas. Quality Foundation Repair to Address Settling in McKinney Home
We recently received a call regarding a settling issue. Our customer’s home was already showing some of the symptoms we mentioned earlier!
The house had several caulking separations, the largest of which could be found on the side of one window and along an expansion joint. Our client also noticed a sheetrock crack forming in their ceiling.
After conducting a thorough inspection, we determined that the problem was in fact pretty recent and most likely caused by the large tree close to the front of their house. The tree had been removing moisture from the clay beneath the home, making the clay shrink. As a result, the house had begun to settle towards the front.
Had the customer not called us sooner, the caulking separation would have grown in size and affected more parts of the house. More cracks would pop up on their walls, which could endanger their safety in case further erosion or other natural disasters were to happen. Not to mention how much more expensive it would be to deal with replacing all the doors, windows, or busted pipes that would be affected!
Our fix? Easy! We recommended that piers be installed along the front of the house to lift and stabilize it and that the tree be either removed or have a root barrier installed. The homeowner went for tree removal, as he didn’t particularly like it to begin with, and received permission from the Homeowner’s Association to do so.
The PermaTech team then went ahead and installed our PT2 System, which is a rebar reinforced concrete pressed piling. This is a very effective pier for the McKinney area, with cylinders pushed until the refusal section of the ground. Doing so assures their house is now being supported by a more restrictive layer of soil. The rebar helps prevent the piers from becoming misaligned during installation which guarantees security and safety.
One of the unique benefits of our state-of-the-art pier systems is that we make sure everything gets fixed in the soonest time possible so our customers can immediately go back to enjoying their homes’ comfort and security. And even if we take a short time to fix the issues, we don’t sacrifice quality. We always make sure that our customers are satisfied even after years have passed.
It only took us a day to wrap everything up with a normal-sized crew of four guys, one crew chief, and of course the project manager who made sure everything went smoothly.
